Gas Inspection Eastern Cape

Home › Gas Inspection

A gas inspection is an assessment of an existing installation's condition and compliance. It is what a buyer arranges before committing, what a landlord arranges between tenants, and what any owner should arrange when they inherit gas they know nothing about.

It is not the same thing as a certificate. An inspection tells you where you stand. A certificate is issued when the installation complies, and is covered on Gas Certificate of Compliance Eastern Cape.

Say whether this is pre-purchase, pre-sale or a general check, because the report differs.

When an Inspection Is Worth Doing

SituationWhat the inspection is for
Buying a property with gasKnowing what you are inheriting before transfer
SellingFinding problems early rather than in the last fortnight
A new landlord or a change of tenantEstablishing condition and safety
After building work near gas pipeworkConfirming nothing was damaged
Gas consumption has risen unexplainedLooking for a loss on the installation
Installation of unknown age or originEstablishing what is actually there
Insurance requirementDocumented condition of the installation
Body corporate due diligenceCondition across multiple units, such as Summerstrand or Beacon Bay complexes

What Gets Inspected

  1. Cylinder position, clearances, security, condition and expiry markings
  2. Regulator type, age and condition
  3. Pipework: material, routing, support, sleeving, protection and corrosion
  4. Isolation valves and their operation
  5. A pressure test to confirm the installation holds
  6. Each appliance: condition, LPG configuration, flame quality, flame failure devices
  7. Ventilation in every room containing a gas appliance
  8. Flues, terminations and clearances where fitted
  9. Any undocumented alterations against what the last certificate describes

Inspection Costs

Residential, multi-applianceR1,200 – R2,800Multi-point installations

Commercial premisesR2,800 – R12,000Scope dependent
Complex, per unit at one visitR450 – R1,200Volume pricing

If you are selling anyway, book the inspection and the certificate together. If the installation passes, you have the certificate; if it does not, you have the remedial list with weeks rather than days to act on it.

Get the installation looked at properly, especially if you did not install it.

For Buyers

A seller's certificate says the installation complied on the day it was inspected. It does not tell you the geyser is the right size for the house, that the cylinder is where you would want it, or that the fireplace has ever been serviced. A pre-purchase inspection with a written report answers questions the certificate does not, and is worth the extra few hundred rand on any property with a substantial gas installation.

  • Ask for photographs of the cylinder position and any concealed pipework runs
  • Ask whether the appliances are sized appropriately for the property
  • Ask what the installation will need spent on it in the next two years
  • Ask whether anything appears to have been altered since the last certificate

What Inspections Commonly Find

In the Eastern Cape, the recurring list is short and predictable: perished regulators, cylinder positions that no longer comply because a window or an air conditioner unit was added later, braai and fireplace points installed by somebody unregistered and never documented, flexible hose perished by ultraviolet on outdoor installations, regulators, fittings and cylinder cages corroded by salt air near the sea, and kitchen vents plastered over during a renovation. Most are inexpensive to put right individually. The cylinder position is the one that is not.

Frequently Asked Questions

What is the difference between a gas inspection and a gas CoC?

An inspection assesses the condition and compliance of an installation and reports back. A certificate of conformity is the formal document issued when the installation complies. Many installers do both in one visit, which is cheaper than arranging them separately.

How much does a gas inspection cost in the Eastern Cape?

Residential inspections commonly run R750 to R1,600 for a single appliance and R1,200 to R2,800 for a multi-point installation. A written report with photographs adds R450 to R1,500.

Can an existing gas installation be inspected?

Yes, and it is the majority of inspection work. The installer checks the cylinder, pipework, valves and appliances, pressure tests the installation and reports on anything that does not comply.

Should a buyer arrange their own gas inspection?

On any property with a substantial gas installation it is worth it. The seller's certificate confirms compliance on a date; it says nothing about sizing, appliance age or what the installation will need spent on it.

How long does a gas inspection take?

A single-appliance residential installation is usually under an hour. A multi-point house with concealed pipework takes two to three hours. Commercial premises take half a day or more.

Does an inspection find gas leaks?

The pressure test that forms part of an inspection will show whether the installation is losing gas. Locating the leak precisely is separate work, covered by leak detection.
